WHO'S BEHIND THIS
Built by two people who got tired of watching good contractors get ripped off.
Hi - we're Pat and Angie Cherubini. We've run The Cherubini Company since 1998. Not a big agency. Not a venture-backed startup. Not an overseas sweatshop pretending to be in America. Just us, doing this full time for 28+ years.
Angie builds the sites and handles sales. Pat runs the ads and SEO. Together we built Just Leads because we kept seeing the same thing: great contractors, invisible online, losing jobs they deserved to win.

What exactly am I paying for?
You're licensing exclusive access to a lead machine we build and own in your territory. That includes the website, city pages, seo, ad management, ad spend, call tracking, and lead delivery. You pay one flat monthly rate. Everything is included.
How much is it?
Pricing depends on your territory size, trade, and market. We set it up on a call after we look at your area. There are no surprises - flat rate, all-inclusive, month-to-month.
Do I have to touch my current website?
Nope. Not even a little. Your current site stays exactly as it is and keeps getting the leads it currently gets. The lead machine runs alongside it as a separate asset and gets additional leads. More places you show up online = more calls.
How is this different from an agency running my ads?
With an agency, you own nothing. If they don't perform, you're out money and time. With Just Leads, we build and own an asset. We're incentivized to make it work because our asset only has value if it's generating leads. Different model, different motivation.
What happens to the leads if I cancel?
They stop going to you. We keep the asset and license the territory to the next contractor. Your competitor gets your calls. This isn't a scare tactic - just how the model works. Most contractors don't cancel once leads are flowing.
How fast can we get started?
Typically 14 business days from intake to launch once we have your services, territory, phone number, and any branding. The ads go live at the same time. No long ramp-up waiting periods.
Do you guarantee a specific number of leads?
No - and anyone who does is either guessing or selling shared leads. Lead volume depends on your market, territory, competition, and how fast you answer and follow up. Our job is to build and optimize the system. Your job is to close the calls.
Is the ad spend really included?
Yes. We manage how it's allocated based on what's generating the best results โ sometimes more ads, sometimes SEO is carrying the weight. Then also whatever is next like ai. You're paying for leads, not a media budget. How we produce them is our job.
